Converting your Loft: What You Need to Know

Introduction to a Loft Conversion

Loft conversions are one of the simplest and most popular ways to add an additional bedroom to a home. By making use of the existing roof space, homeowners can create valuable extra accommodation, often through the addition of a rear dormer which increases headroom and usable floor area. This space is commonly used for a new bedroom and ensuite, although it can also provide flexible living space depending on the needs of the household. 

Project Brief: Understanding the Space

CADGUYS will begin by understanding why you are looking to convert your loft and what space you hope to gain. In most cases this involves creating an additional bedroom, often with an ensuite, although some homeowners choose to create more flexible living space. A loft conversion will typically require a new staircase from the first floor up into the new loft level, and fire safety requirements such as fire doors will need to be carefully considered as part of the design. Our aim is to design a space that works comfortably within the existing roof structure, provides sufficient headroom and natural light, and delivers a practical layout that meets the needs of the household without feeling cramped. 

Planning Strategy

 As with many extension projects, the first step is to explore whether the loft conversion can be carried out under permitted development rights. In most cases, loft conversions are allowed provided the additional roof volume does not exceed 50 cubic metres for detached and semi-detached houses, or 40 cubic metres for terraced houses. When calculating this allowance, it is important to consider any previous roof extensions or alterations, as these will be included in the total additional volume permitted.

Accurate volume calculations are essential, as local authorities cannot amend these during the application process. If the calculation is incorrect, the application may need to be resubmitted. Where the proposed loft conversion cannot be accommodated within permitted development limits, a full planning application can be submitted instead.

Permitted development rules also require that the materials used match the appearance of the existing house, meaning more contemporary finishes such as zinc or alternative cladding may require planning permission. Within these guidelines there is still considerable flexibility, with common loft conversion forms including rear dormers, hip-to-gable extensions and rooflights. Alterations are generally restricted on the front roof slope, although rooflights such as Velux windows are typically acceptable.

Design Development

Once the purpose of the loft conversion has been established and the planning strategy agreed, CADGUYS will confirm a design fee covering the measured survey, planning drawings and planning submission. We can usually arrange a site visit within around one week of instruction to carry out a measured survey of the existing property and roof space. Using this information, we begin developing the loft layout and preparing the initial planning drawings, which are typically ready for client review within around three weeks. Following feedback and any design adjustments, we allow approximately one additional week before submitting the proposal to the council.

If the project falls within permitted development, a Lawful Development Certificate application can be submitted, which typically takes six to eight weeks for a decision. Where a full planning application is required, decisions are usually made within ten to twelve weeks. In some cases, additional surveys may be required, particularly a Preliminary Roost Assessment (PRA) where there is a possibility of bats occupying the roof space, as bats are a protected species.

From a design perspective, one of the most important elements of a loft conversion is the position and design of the staircase. In many cases the most efficient arrangement is to place the new staircase directly above the existing stair, following the same orientation where possible. This approach helps maximise headroom and usable space within the loft. Building regulations require approximately two metres of headroom over the stairs, and careful design is needed to ensure the staircase works comfortably within the roof structure. Consideration is also given to fire safety requirements, including the placement of fire doors, and to creating a layout that provides practical storage solutions while making the most of the available space. Loft spaces can be compact, so thoughtful design and, in many cases, bespoke storage solutions are important to ensure the new room functions well.

Post-Planning & Construction Drawings

Once the extension has received planning approval, the project moves into the technical design stage, where the focus shifts from concept to construction. At this stage CADGUYS develops a full set of construction drawings that translate the approved design into a detailed and buildable package. This process typically involves consulting with a structural engineer to develop the structural strategy for new openings, foundations and structural supports required for the extension. We also review existing drainage arrangements, ensuring that any new kitchens, bathrooms or utility spaces can connect appropriately to the existing drainage system. Where public sewers are present, it may be necessary to consult the local water authority and obtain build-over approval. The construction drawings will then be developed to demonstrate full compliance with building regulations, including insulation performance, structural design, ventilation, drainage and weatherproofing. The final package includes detailed plans, sections and construction details outlining materials, build-ups and technical requirements, allowing the project to be accurately priced and constructed with minimal ambiguity during the build stage. 

Tendering & Contractor Selection

 Once the construction drawings are complete, the project moves into the tendering stage, where contractors are invited to price the works. CADGUYS works with a wide range of trusted construction professionals and can typically recommend three to five suitable contractors who may be invited to tender for the project. While clients are free to approach contractors independently, CADGUYS can also manage the tender process on your behalf, issuing the full drawing package and requesting formal quotations from each contractor. Once the prices are returned, we assist in reviewing the submissions and comparing them based on factors such as cost, programme, construction experience and suitability for the specific build type. This stage is important to ensure that the scope of work is clearly understood and that contractors are pricing the same information, reducing the risk of misunderstandings, variations or disputes during construction. 

Construction & Project Delivery

 Once a contractor has been selected, the project moves into the construction phase. At this stage a formal building contract is usually put in place, often a JCT contract, which provides a clear framework for both the client and contractor and helps ensure the project is delivered as agreed. CADGUYS can assist with contract administration and project support, helping to organise schedules of work, monitor progress and advise on staged payments throughout the build. We can also provide project management services, including periodic site visits to ensure the construction is progressing in line with the approved drawings, agreed specification and budget. Acting as a point of coordination between the client and contractor helps minimise misunderstandings and keeps the project running as smoothly as possible. Choosing an experienced contractor with a proven track record is essential, and we always recommend reviewing previous projects and speaking with past clients before making a final decision.
