Introduction to New Build Homes

Constructing a new home involves several stages, from early site appraisal and planning strategy through to technical construction drawings and building regulations compliance.

For many homeowners the process can feel complex, particularly when navigating planning policies, design decisions, and technical requirements.

Our role is to guide you through this process and provide the drawings and technical information needed to move your project forward smoothly.

Understanding Your New Build Project

Most new build projects fall into one of two categories: building on undeveloped land or replacing an existing property that no longer meets modern standards. Each situation requires a different planning approach, but both provide the opportunity to design a home that performs better in terms of layout, insulation, and energy efficiency while meeting current building regulations. 

Planning Strategy

 Planning is often the most important stage of a new build project. CADGUYS can assist with the full planning process and will usually recommend submitting a pre-application enquiry to the local council before progressing too far with the design, helping to establish whether a proposed home is likely to be supported and identifying any potential planning constraints early on. Projects on undeveloped land can sometimes be more challenging to gain approval for, as planning policies may restrict new development in certain areas, which is why early research and planning advice are particularly important. Where a site already contains an existing property, there may be the option to demolish and replace the dwelling or, in some cases, retain elements of the existing building if the planning authority considers the character of the street or structure to be important. Understanding these factors early allows the design and planning strategy to be developed in a way that gives the project the best chance of success. In many cases, constructing a new home can also offer VAT advantages, as new residential builds are typically zero-rated for VAT on construction labour and many building materials, which can make a new build project more financially efficient compared with major renovation works. 

Design & Planning Application Stage

 Once a planning strategy has been established, the next step is to explore the proposal in more detail. This usually begins with a site visit, where we review the site, surrounding properties and any recent planning approvals nearby to better understand how the council views development in the area. If the project appears feasible, CADGUYS will prepare a set of initial planning drawings, including plans, elevations and sections, which can be submitted as part of a pre-application enquiry to the local authority. This stage allows us to obtain early feedback from the council before committing to a full planning application, making it a relatively low-risk and cost-effective step in the process. If the feedback is positive, the design can then be developed into a formal planning proposal, which may involve supporting surveys such as a topographical survey, tree survey (if required), and an ecological survey to assess existing wildlife and biodiversity opportunities. The aim is to develop a proposal that works for everyone — delivering a high-quality home for the client while responding carefully to the surrounding area, neighbouring properties and environmental considerations. 

Post-Planning & Construction Drawings

 Once planning permission has been granted, the project moves into the technical design stage where the focus shifts from concept to construction. The first step is typically to consult a structural engineer to develop a structural strategy that suits the site, design and budget. CADGUYS will then develop a comprehensive set of construction drawings, integrating the structural design and ensuring the project complies with current building regulations, including fire safety, insulation performance and energy efficiency requirements. New homes must meet significantly higher performance standards than older buildings, so careful consideration is given to insulation, ventilation and overall building performance to create a comfortable and energy-efficient home. The resulting drawing package includes detailed plans, sections and construction details showing exactly how the building is to be constructed. This information forms the tender package used for contractor pricing and later guides the construction process on site. This stage is where CADGUYS’ technical expertise is strongest, turning an approved design into a clear and buildable set of instructions for the construction team. 

Tendering & Contractor Selection

 Once the construction drawings are complete, the project moves into the tendering stage, where contractors are invited to price the works. CADGUYS works with a wide range of trusted construction professionals and can typically recommend three to five suitable contractors who may be invited to tender for the project. While clients are free to approach contractors independently, CADGUYS can also manage the tender process on your behalf, issuing the full drawing package and requesting formal quotations from each contractor. Once the prices are returned, we assist in reviewing the submissions and comparing them based on factors such as cost, programme, construction experience and suitability for the specific build type. This stage is important to ensure that the scope of work is clearly understood and that contractors are pricing the same information, reducing the risk of misunderstandings, variations or disputes during construction. 

Construction & Project Delivery

  Once a contractor has been selected, the project moves into the construction phase. At this stage a formal building contract is usually put in place, often a JCT contract, which provides a clear framework for both the client and contractor and helps ensure the project is delivered as agreed. CADGUYS can assist with contract administration and project support, helping to organise schedules of work, monitor progress and advise on staged payments throughout the build. We can also provide project management services, including periodic site visits to ensure the construction is progressing in line with the approved drawings, agreed specification and budget. Acting as a point of coordination between the client and contractor helps minimise misunderstandings and keeps the project running as smoothly as possible. Choosing an experienced contractor with a proven track record is essential, and we always recommend reviewing previous projects and speaking with past clients before making a final decision. With the right team in place and a clear construction package, the goal is to deliver a high-quality home that performs efficiently, is built to last, and provides a comfortable living environment for years to come. 

New Build Example: 30 Hammerwood Road

 This project involved the construction of a new home on a plot that had been subdivided from a larger residential garden and sold with planning permission already in place. Working with experienced developer clients, CADGUYS supported the project through the technical design stage, preparing the detailed construction drawings and coordinating with engineers to ensure the design could be delivered efficiently on site.
